Building Manager (Beijing, China)

Immediate Supervisor: Director / Team Manager

Working Location: Beijing, China

We are seeking an experienced individual based in Singapore to take on the role of Building Manager for one of our projects in Beijing.

This position will require the successful candidate to be relocated to Beijing and manage the day-to-day operations, maintenance, and tenant relations of a key property under our portfolio.

 

 Job Responsibilities:

1. Building Maintenance Management

  • Oversee the maintenance and upkeep of the property.
  • Develop and implement preventive maintenance programs.
  • Plan and manage cyclical repairs and upgrades.
  • Supervise contractors for building, M&E, security, and cleaning services.
  • Verify invoices and recommend payments.
  • Conduct inspections, audits, and ensure regulatory compliance.
  • Assist in crisis management, emergency planning, and fire drills.

2. Contract Management

  • Manage service contracts (cleaning, security, M&E, pest control, etc.).
  • Prepare tenders, specifications, and oversee contract renewals.
  • Evaluate contractor performance and ensure service quality.

3. Property Administration & Management

  • Handle tenant complaints, queries, and feedback.
  • Maintain asset records, budgets, and documentation.
  • Ensure proper filing of building-related documents.
  • Prepare and submit required reports to the Government.

4. Deliverables

  • Submit reports: Monthly management reports, maintenance audit reports, contractor performance assessments, and preventive maintenance schedules.
  • Track utilities, maintenance issues, and contractor details.
  • Monitor budget, expenses, and compliance with licensing requirements.

 

Job Requirements:

  • Degree / Diploma in Building / Real Estate Management or other related discipline in facility management with minimum 5 years’ relevant work experience
  • Diploma in Building must have a minimum 8 years’ relevant experience, including M&E background
  • Must possess Fire Safety Manager certificate
  • Strong verbal and written communication skills
